About Landlord Planner

Landlord Planner is a free set of calculators and cost guides for private landlords in England. It exists because the rules changed faster than the advice did.

Why we built it

Between May 2026 and October 2030 a private landlord in England has to absorb the Renters' Rights Act, register on a national database, move tax reporting to quarterly digital updates and bring every rented home up to EPC C. Each of those has a price. Most of the advice online is either a law firm's summary with no numbers or a certificate company's price list with no rules. We wanted one place that shows both: what the rule says, what it costs, and when it bites.

The site is a sister project to Retrofit Planner, which does the same job for home energy improvements, and shares its calculator engine for EPC estimates.

How it is funded

The site is free to use. It earns money through a few clearly labelled links: a link for booking certificates, and affiliate links to insurers and software where a product is relevant. Each is marked as paid where it appears. There are no quote forms at present and no advertising. None of that changes the numbers. The calculators use the same data whether or not you click anything.

We are not solicitors, accountants or letting agents, and nothing here is legal, tax or financial advice. Where a decision turns on your own facts, the guides say so and point to the National Residential Landlords Association, Shelter, GOV.UK or a professional.
