Frequently asked questions
Does the calendar remind me automatically?
The downloaded file adds each date to your own calendar with a reminder 30 days before. We do not store your dates or email you; everything runs in the browser.
When exactly is the next gas safety check due?
Twelve months after the last check. If the engineer does the new check in the two months before the old one expires, the new certificate keeps the old expiry date plus a year, so booking early does not cost you time.
How long is an EICR valid?
Five years, unless the electrician writes a shorter interval on the report. You also need a satisfactory report in place before any new tenancy starts, and you must give the tenant a copy within 28 days and the council a copy within 7 days if asked.
When must the deposit be protected?
Within 30 days of receiving it, and the prescribed information served in the same window. Miss it and the tenant can claim one to three times the deposit, and you cannot rely on a mandatory possession ground while it is unprotected.
What about the landlord database?
Registration opens on 15 December 2026, starting in the West Midlands and reaching every region within twelve months. Each region gets a three-month window, and every actively let property must be registered by 14 November 2027 at £65 a property a year. Each entry needs the address, ownership and tenancy details and the gas safety record, EICR and EPC. The calendar includes both dates.
Is Scotland or Wales different?
Yes. The tool covers England. Wales runs under the Renting Homes (Wales) Act with its own notice periods, and Scotland's Repairing Standard already requires EICRs, legionella assessments and a landlord registration with a fee. The EPC C standard applies to England and Wales.
